In Spain, most agencies collect fees from the seller and the buyer at the same time. I am paid only by the buyer, I state it in writing before anything is signed, and I work with one interest in mind: yours.

I am Helena Viñuelas, a property personal shopper. I manage home purchases in Madrid and investment projects beyond Spain, with strategic judgement and a human eye.
Only the buyer. We agree it in writing before we start, and I take nothing from sellers or agencies. That is what lets me negotiate and discard deals without a conflict of interest.
An agency works for the seller: its job is to place that portfolio. I work for the buyer: I search the whole market, audit what comes up and negotiate on your side. They are different trades.
Madrid is my base and my main market. I also market investment projects in Spain, the United States, Costa Rica and Paraguay, always on the buyer’s side.
Most of the process can be handled remotely: I represent you at viewings on video, verify the documentation and coordinate the local professionals. In-person visits are arranged when the process calls for them.
A technical review of one specific deal you already have in hand, before you sign the deposit: registry report, community debts, real comparables and the property’s condition. It is the low-risk way to see how I work.
It depends on the search and the financing. As a reference, two to three months usually pass between an accepted offer and signing before the notary when a mortgage is involved. The one thing I never rush is verification.
I will not push you to buy. If the market is not offering what you need on sound terms, I say so and we wait. My job is for you to buy well, not fast.
